Deal economics

  • 410 ha (1,010 acres) for a village for a 1,000 people for a new way of being.

  • Land acquisition for €4.2M (€4,100/acre, €1/m2).

  • 3,200m2 (34,000 sq ft) of existing buildings which are being developed into a 35 bedroom hotel and cutting-edge well-being center.

  • Development cost of €6M - 50% bank financed at subsidised rates. Project will likely be eligible for EU funds (free money for up to 60% of eligible costs).

  • Vincent invested €100k into the project development and €210k deposit to secure the land.

  • Total equity investment of Stage 1 of the project €8M of which €4M due upon closing (May) and the remainder over the course of the next 12 months.

  • Ramped-up revenue of hotel and well-being center €5M+ with EBITDA of €2M.

  • Fast payback achievable by selling off the the hotel units, i.e. €250k/room x 35 rooms = €8.75M.

  • Near infinite upside: We can technically develop up to 205,000m2 (2.2M sq ft) and 800 bedrooms. At a profit margin of €2,500/m2 (230/sq ft) this is a €500M+ profit opportunity.

  • Now raising the initial €5M to complete the acquisition and planning phase from up to 5 individual investors.
